Georgian Drive is the north-end subdivision bounded by Highway 400, Duckworth Street and Penetanguishene Road, with Georgian College and a regional health centre inside it. The college's main campus carries over 10,000 full-time and roughly 25,000 part-time students. Forty-nine per cent of the neighbourhood's homes were built between 2001 and 2005 and 25 per cent in the 1990s. Row housing accounts for 29 per cent of dwellings, the highest townhouse share of any north-end area in the research, against 47 per cent single-detached.
That 29 per cent is the defining number. Barrie's zoning sets a street townhouse minimum frontage of six metres and permits a driveway as short as six metres per unit for block and cluster townhouse development, dropping to 0.6 metres where a unit is reached from a private lane and a garage is provided. Those minimums produce exactly what the streets here look like: single-width bays, short aprons and very little room to stand a vehicle clear of the door. Snow has nowhere obvious to go once it is cleared.
Narrow bays concentrate the wear. A single-width door on a short apron gets used as the household's main entrance, so its cycle count climbs faster than a two-bay garage where the load is shared, and springs, rollers and the opener all reach the end of their ratings sooner. Cleared snow tends to be piled at the edge of a short driveway, where it sits against the door jamb and melts back toward the threshold; overnight that refreezes as a ridge at the bottom seal. Where townhouse units share a driveway, access for the visit gets planned in advance, because there is rarely space to work with a neighbouring car in place.
A single-width door serving as the main household entrance accumulates cycles quickly, so counterbalance and drive components come up first on early-2000s townhouse stock.
