The plans were approved in 2016, the first subdivisions have registered and construction has started. New streets here use a modified grid with more straight lines than older Barrie, chosen partly to avoid roads that could not be plowed properly, and street townhouse frontages fall as low as 4.5 metres.

On 1 January 2010, 2,350 hectares were transferred from the Town of Innisfil to the City of Barrie. The Salem Secondary Plan covers the westerly annexed lands and the Hewitt's Secondary Plan the easterly ones, and together they call for more than 40,000 people and 10,000 jobs by 2031, with Hewitt's planned for 25,700 residents and Salem for 14,900. The City calls these its primary growth areas. Both plans were approved in 2016, the first subdivisions have registered, and construction has begun.
The existing rural stock and the new product are opposites. Rural Barrie Southeast is 87 per cent single-detached with 53 per cent of homes from 1961 to 1980 and 40 per cent from 1960 or earlier; Rural Barrie Southwest is 90 per cent single-detached. The new subdivisions are denser but still predominantly single-detached, and one approved-stage Hewitt's South draft plan alone would facilitate 1,187 units, of which 52 are singles, 95 street townhouses, 90 back-to-back townhouses and 950 apartments.
Two entirely different service problems share one postal area. On an old farm or estate property the garage is frequently a detached outbuilding with its own framing, its own electrical supply and an opening that predates any standard size, so the survey comes before the specification. On a newly registered street the door is a current builder package on a frontage that can be 4.5 metres for a street townhouse or 5.5 metres for a back-to-back, with the minimum driveway length as short as 5.5 metres. There the first question is whether builder or Tarion warranty still covers the fault, because paying for covered work is the avoidable mistake.
New builder doors mostly need commissioning, adjustment and servicing rather than repair, while the older rural outbuildings among them need a measured survey first.
