Innis-Shore is the large southeastern district whose northern border is a stretch of the south shore of Kempenfelt Bay, made up of large residential areas of mainly detached homes with some semis and townhomes. It is the newest of Barrie's established suburbs, predating only the Salem and Hewitt's lands: 45 per cent of its homes were built between 2006 and 2010, 33 per cent between 2001 and 2005 and 12 per cent between 2011 and 2016. Single-detached houses account for 83 per cent of dwellings.
Eighty-three per cent detached is the highest share of any established Barrie neighbourhood in the research, and it means near-uniform modern attached garages: consistent widths, adequate headroom and builder hardware of one or two generations. Sadlon Arena, a 4,195-seat arena on Bayview Drive at Mapleview Drive near Park Place and home to the Barrie Colts, sits at the southern edge. The 11 per cent row-housing band supplies the narrow bays, on driveways Barrie's zoning allows down to 0.6 metres where a lane-accessed unit has a garage.
This is the part of the city where doors are new enough that the warranty question comes first and the mechanical one second. Beyond that, a fifteen-to-twenty-year-old builder door is squarely in spring-replacement territory, and the original nylon rollers and bottom seal usually go at the same visit. Uniform widths make section matching straightforward while the profile is still in production. Exposure is the local factor: the ground here runs down to the bay with little to break a north-west wind during a squall, so wind-driven snow reaches the threshold on openings that face it.
