Letitia Heights is the post-war and 1980s suburb northwest of downtown, laid out on streets named for writers, Shakespeare, Browning, Burns and Leacock among them. Forty-four per cent of its homes were built between 1981 and 1990 and 38 per cent between 1961 and 1980, with 9 per cent added in the 1990s and essentially nothing after 2000. Single-detached houses make up 58 per cent of dwellings, row housing 14 per cent, semi-detached 11 per cent and duplexes 8 per cent, described locally as a mixed neighbourhood built in the 1980s.
Neighbourhood descriptions here stop short of lot and garage detail, so nothing is assumed about individual properties. What the era does support is the general pattern: houses of the 1960s through 1980s in Ontario carry attached single-car garages and carports far more often than the double bays that became standard later, and 14 per cent row housing plus 11 per cent semis adds a further band of narrow openings. Every one of those doors has now been through at least thirty-five Barrie winters.
Age is the whole story on these streets. A door of this vintage has usually had at least one set of springs, and the second set is often long overdue; the failures show up after a hard cold snap, because steel loses ductility as it chills and finds whatever fatigue was already in the coil. Carports converted to enclosed garages are worth naming at booking, since the framing around the opening in a conversion was not always built to carry the header loads a torsion system imposes. Old bottom seals are the other routine item: once the rubber has hardened it stops conforming to the slab, and in this climate that gap becomes an ice bond by February.
Stock built between the 1960s and the 1980s is on its second or third set of wear components, and deep cold is what exposes fatigue in springs and cables that were already close to the end.
